U.S. Government Seeks Sources for Leasing U. S. Courts, Federal Public Defender Project No. 1AZ0044 Summary Requirement: The General Services Administration desires to lease approximately 36,749 rentable square feet of office and related space yielding a minimum of 31,956 to a maximum of 33,554 BOMA usable square feet of contiguous office, storage, conference, and computer room space, together with 6 inside secured reserved parking spaces for the use of the United States Courts, Federal Public Defender, to house personnel, furnishings, and equipment, together with adequate parking for the operation of the Federal tenant. The number of parking spaces is the quantity required per the city code ratio, including the 6 reserved spaces for the Government. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in a office building in a section of the city that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). New buildings must conform to the seismic requirements for new construction of the current edition of the Uniform Building Code (UBC), or existing buildings will be evaluated based on the level of compliance with current UBC as described in FEMA 310, ?Handbook for the Seismic Evaluation of Buildings?. The building offered must not contain sprayed on fire proofing or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located within the Central Business Area of Tucson, Arizona, within the following boundaries: North: Franklin Street East: Church Street South: Simpson Street West: Grande Avenue. Lease term: . Space will be required for a term of 10 years, terminable with 180 days notice after five years. Occupancy Date: Occupancy is planned for March 1, 2002 or sooner. Expressions of interest should include the following: 1.Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
