Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration is seeking to lease office and related space consisting of approximately 57,825 square feet of rentable space. Rentable space must yield 50,282 to 55,000 occupiable square feet of contiguous space, together with 50 reserved parking spaces available for use by Tenant for personnel, furnishings, and equipment. Location: The building offered must be located within two miles from the SPAWARS facility located at 4301 Pacific Highway, San Diego, CA. The building offered must be of sound and substantial construction. Class B office or higher is required. The office building, must be altered to meet the Government's requirements. The building must also conform to the seismic requirements for new construction of the current (as of the date of this Solicitation) Edition of the Uniform Building Code (UBC) or the 1970 Edition if the lateral load resisting system is of steel construction or the 1976 Edition if the lateral load resisting system is of concrete or masonry construction. Lease Term: The space is required for 10 years, 5 years firms. GSA may terminate this lease at any time on or after the initial firm term on 90 days written notice to the lessor. The lease must be fully serviced. Tenant: US Navy Commander in Chief Pacific Fleet Occupancy Desired: No later than 60 days after lease award. Unique Requirements: Physical requirements for some high cube contiguous space. Certain areas require a minimum of 14 foot clear span. Expressions of interest should include all of the following: 1. Building name and address 2. Rentable square feet and rate per rentable square foot 3. Method of Measurement used to determine rentable square feet 4.
