The Work includes Site Grading, Site Utilities, Site Paving, Concrete Curb and Gutter, Site Retaining Walls, Building Foundations (2 buildings and 26 housing units). Structural Steel Framing is used at the Academic & Housing Support Buildings with residential type framing and roofing at the housing units. Roofing consists of single-ply (TPO type) membrane on a minimum sloped roofing system (obtained by sloping the roof structure) on all structures (commerical and residential) in the project. HVAC systems are generally evaporative cooling and gas fired heating with specialized ventilation systems in the various labs and classrooms. Plumbing systems are generally standard type for education facilities with minimal custom adaptations for the various classrooms. Lighting is indirect style with trac-lighting installed at display and gallery areas. There will be central computer and telecommunications systems and a flexible power system for all buildings. The site has a fire loop style water system with site storm water being retained by a storm water detension pond. Sewage for the facility is routed to the west and connected to the Rancho Viejo sewer system. PHASE ONE: This phase consists of site and site utility development for the campus as well as construction of three (3) structures related to the educational environment. The main building in phase one is the Academic Building with the secondary structures being the Housing Blocs and the Housing Support Building. Work of this phase shall be substantially complete and ready for occupancy within 360 days of the Notice to Proceed. Separate Bid Packages will be as follows: Bid Package #1 (Bid Pak #1): Provide site utilities, site grading, excavation and engineered backfill for building foundations and "dance circle" planters and retaining walls.
