- Introduction: Consolidated Nuclear Security, LLC (CNS) is soliciting for the lease of an offsite building suitable for overflow office space in Anderson, Knox, or Roane County, Tennessee. This facility will need approximately 30,000-60,000 square feet of office space and will include multiple hard wall offices, conference rooms, space to install computer work stations (ie. cubilcles), telephone and networking capabilities, bathroom facilities, as well as break areas. The facility wil be maintained by the owner, and can be an existing building or new construction. The following criteria have been established for vendors interested in the opportunity to provide, for lease, of an offsite office facility. The ability/willingness for vendors to provide modifications if/as needed to fit any of these criteria would be benefical, but not required. Facility Desription 1. Leaseable space must be greater than 30,000 square feet, and include space that can be used to support office space (via multiple hard wall and/or cubicle offices), meeting space, and break rooms, etc. 2. Located within 20 miles from the Y-12 Site, but preferable no more than 5 miles. 3. Leasable space must have the ability to have controlled access and security monitoring. 4. Leasable space must have adequate life safety and fire protection features as required for the space provided, including adherence to local fire codes and unrestricted access to fire exits. 5. Leasable space must have adequate power, lighting, HVAC and utilities to support intended operations. 6. Leasable space must have ample parking. 7. Leasable space must be configured to allow tenant the ability to add computer and phone ports, electrical outlets, and IT/server racks if/as neeed. 8. Landlord to allow minor internal structural modifications such as partitions or walls for various configurations (if required.) Lease: Base lease term of five years with five one-year options to extend. The facility will be routinely operated for day-to-day occupancy, and the acquistion of space will allow for increased office support associated with the Y-12 National Security Complex mission. If your firm meets the particiation criteria stated above and are interested in responding to this notice, please respond by Friday, October 31, 2025. Please note that this is not a request for proposal and is not to be construed as a commitment by CNS to issue a solicitation or ultimately award a contract. Market Research is being conducted at this time for the sole pupose of determining interest and capability of potential sources to meet the needs of CNS. Responses to these notices are not offers and cannnot be accepted by CNS to form a binding contract.
