SAM Modification 1 (20-SEP-2021) The SAM advertisement dated 09-SEP-2021 is hereby modified to incorporate a Tenant Improvement Allowance (TIA) into the advertisement requirements: Tenant Improvement Allowance:� $41.75/ ABOA SF All other aspects of 17-SEP-2021 advertisement remain in full force and effect. -------------------------------------------------------------------------------------------------------------------- The U.S. Department of Agriculture (USDA) seeks to lease the following space: State:��New York City:��Lowville Delineated Area:� (See Attached Map)�� � � �North:���� State Route 26/ Shack Road � � �East:����� Number 4 Road/ Hodge Road � � �South:��� State Route 26/ County Road 29 � � �West:���� Route 177/ Sears Pond Road Minimum Sq. Ft. (ABOA):��2,158 ABOA SF Maximum Sq. Ft. (ABOA):��2,265 ABOA SF Maximum Sq. Ft. (RSF):��2,589 RSF Space Type:��Office and Related space Reserved Parking Spaces (Total):��Five (5) for Government Owned Vehicles Non-Reserved Parking Spaces (Total):��Ten (10) for Government Employee and Visitor Use; parking shall be onsite or within � mile (1,320 Feet) of the public entrance of the Premises.� �Five (5) of these parking spaces shall be large enough to accommodate cattle trailer/ farm vehicles with pull through capabilities. Full Term:��Up to Twenty (20) Years (240-Months) Full Firm Term:��Five (5) Years (60-Months) Firm Termination Rights:��One Hundred-Twenty Day�s (120-Days�) Written notice by Government after expiration of firm lease term. Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100-year flood plain. The Government wishes to lease space in an existing building.� New construction will not be considered. The space offered, its location, and its surrounding areas must be compatible with the Government intended use. First or ground floor space is preferred, shall be contiguous within the building, that meets the accessibility requirements in the lease.� Expressions of Interest Due:��4:30 PM, Thursday, October 21, 2021 Occupancy (Estimated):��On or about April 01, 2022 Expressions of Interest shall include the following: Please complete and return by the Expression of Interest response date the GSA Form 2991 attached to this email, along with the information below: Building name and address, and location of available space in the Building, along with the building site lot plans, interior layout drawings/ pictures (with dimensions shown) reflecting the space that is being offered.� Shall include aerial plans and/ or building site/ lot plans showing the proposed building.� Adjacent streets showing proposed ingress/ egress shall be shown on the plans. Rentable square feet and ANIS/BOMA office area (ABOA) square feet to be offered. Date of space availability. Building or Site Ownership Information.� If offeror is not owner, authorization to show and or offer property will be required.* Amount of parking space available on site.� These parking spaces shall be shown on the site plan in number 1. If existing building, and if the space submitted does not meet the square footage requirements in this advertisement, whether the building or space submitted can be expanded to meet those requirements. Photos of the space or site being submitted, or permission for Market Survey participants to photograph the space or site. For existing buildings, provide information on condition of building systems (roof, HVAC, electrical, plumbing, fa�ade, etc.).� Alternatively, provide a copy of a recent commercial building inspection or appraisal. *Any submission received without documentation of ownership and/or written authorization to represent owner(s) will not be considered until such time documentation has been received.� This documentation must be received on or before the due date for Expressions of Interest.� In cases where an Agent is representing multiple entities, written acknowledgement/ permission from each entity to represent multiple interest parties for the same submission must be submitted prior to the Expressions of Interest due date.
