U.S. Government Expressions of Interest Sought 9TX3154 General Services Administration (GSA) seeks to lease the following space in El Paso, Texas : State: Texas City: El Paso Delineated Area: North: Spur 601 East: Global Reach Drive to North Yarbrough Drive South IH-10 to Airway Blvd to Viscount Blvd to Montwood Drive West: US 54 Minimum Sq. Ft. (ABOA): 2,350 ABOA SF Maximum Sq. Ft. (ABOA): 2,777 ABOA SF Space Type: Office and related space Parking Spaces (Total): 15 Parking Spaces (Surface): 15 – Preference is for 10 spaces to be secured for GOVs and 5 spaces for employees and the visiting public Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 5 years Additional Requirements: Space offered must be contiguous and have potential for an efficient layout. The Government requires a fully serviced lease. All services, janitorial supplies, utilities, partitioning and tenant alterations are required as part of the fully serviced rent. The U.S. Government currently occupies office and related space in a building under lease in El Paso, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
