Description
The Department of Veterans Affairs (VA) desires to lease maximum of 4,000 ABOA/net usable square feet (NUSF) in North Central, Puerto Rico for use as a Readjustment Counseling Services (Veterans) Center for the VA Caribbean Healthcare System. The space must be Class A medical space on no more than one floor and can be provided by modification of existing space. On-site parking for 25 vehicles is required to include 5 handicapped spaces. An additional 9 gated parking spaces reserved for VA employees and 1 Mobile Vet Center truck. Documentation evidencing that the proposed property is outside the 100-year flood plain must be provided. A lease for up to 20 years will be considered. The above requirements must be satisfied in order to submit a proposal. If any of the above requirements are not met, your proposal will be considered non-responsive and will not be accepted. Proposals are due April 5th, 2019 at 3:00pm EST. Space within or fronting on the following boundaries will be considered: North: Starting at Arecibo downtown area, connecting with PR-2N, Road #129, which connect with Highway 22; but no further than Int. 492. East: Starting at Road PR-2E and down to Barceloneta, PR which connect with Highway 22, taking road #140. South: Starting at Road PR-2S connecting with Road #10, which connect with Highway 22. West: Starting at Road PR-2W down to Hatillo, PR but no further than Int. PR130. Expressions of interest shall include the following: Building name, address and age Location of the available space within the building Rentable Square Feet (RSF) available and expected rental rate per RSF ABOA/Net Usable Square Feet (NUSF) to be offered and expected rental rate per NUSF Building ownership information Amount of parking available on-site; include its cost and indicate whether the expected rental rate includes such required for Government parking (if applicable).
