Description
Delineated Area Map U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Texas City: Euless Delineated Area: See narrative and map attached Minimum Sq. Ft. (ABOA): 20,708 Maximum Sq. Ft. (ABOA): 20,708 Space Type: Office Parking Spaces (Total): 134 Parking Spaces (Surface): 134 Parking Spaces (Structured): 0 Parking Spaces (Secured): 5 Full Term: 20 Years Firm Term: 17 Years Option Term: N/A Additional Requirements: •Offered space must be located on no more than two (2) contiguous floors; and all space must be contiguous. •The space shall not be located where access is obscured, difficult, or where multiple turns are required. •Space on ground/first floor space will not be considered. •The Space shall be located in a modern quality Building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. •ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. •Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including requirements for fire safety, accessibility (ABAAS), access to amenities, ISC Level II security standards, seismic standards, and sustainability standards by the required occupancy date per the terms of the Lease. •The normal Hours of Operation are Monday through Friday, 6:00 AM to 6:00 PM. •A variety of employee services, such as restaurants, retail shops, gas stations, and banks shall be located within the immediate vicinity of the building. The brimary functionally entrance of the building shall be within a safely accessible, walkable 2,640 foot distance of at least five (5) instances of amenities. •Other typical and special requirements as called for in the Request for Lease Proposals (RLP) package. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The U.S. Government currently occupies office and related space in a building under lease in Euless, TX that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. Properties fronting any of the following roads are considered to be within the delineated area. North: From the intersection of Forest Ridge Drive and Harwood Road, traveling east on Harwood Road, South on Highway 360, east on Highway 183 to the intersection of Highway 183 and N. Beltline Road. East: From the intersection of Highway 183 and N. Beltline Road, traveling south on N. Beltline Road to the intersection of N. Beltline Road and Interstate 30. South: From the intersection of N Beltline Road and Interstate 30, traveling west on Interstate 30 to the intersection of Interstate 30 and NW Green Oaks Blvd. West: From the intersection of Interstate 30 and NW Green Oaks Blvd, traveling North on NW Green Oaks Blvd, left on Greenbelt Road, right on Trinity Blvd, left on Raider Dr, Left on W. Euless Blvd, right on Rickel Park Drive, right on El Camino Real, left on Pipeline Road, Right on Forest Ridge Drive to the intersection of Forest Ridge Drive and Harwood Road. A map of the delineated area is provided for further clarification of the boundaries. Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of Owner; (2)Address or locational description of the building; (3)Age of building; (4)Total existing gross square feet; and gross square feet per floor; (5)Site plan depicting the building and parking; (6)Floor plan and gross square footage of the proposed space; (7)Identification of on-site parking; (8)A map demonstrating the building is within the delineated area; (9)FEMA map evidencing that the building lies outside the 100-year floodplain; (10)Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11)Any information related to title issues, easements and restrictions on the use of the building; (12)A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
