Description
General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: Guaynabo Delineated Area North: Interstate PR-22 (Expreso José De Diego) East: PR-165/PR-24 South:PR-2, PR-6 (Calle San Jose) West: Avenida Marginal Río Hondo (See attached map.) Minimum Sq. Ft. (ABOA): 10,595 Maximum Sq. Ft. (ABOA): 11,125 Space Type: Warehouse Parking Spaces (Total): 13 Parking Spaces (Reserved and Secured): 13 secure Full Term: 20 years Firm Term: 15 years Additional Requirements • Space must be contiguous on the 1st/ground floor • Basement or below grade space is unacceptable • Co-location & proximity restrictions: o Cannot be co-located with Federal, State, or Local government agencies nor private firms whose primary clientele are involved in, or have ties to, criminal elements o Cannot be located near agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs o Law firms representing drug offenders o Primary entrances & exits cannot be located less than 1,000ft minimum, line-of-sight, of the following:  Drug-free zone of school/park/daycare boundary  Residential/hoteling/shopping center and arenas or where drug activities are prevalent  Where easy surveillance of facilities or operations is possible • 16' ceilings for vehicle bay, with 14' roll-up doors and 12' clearance Offered space must meet Government requirements for fire safety, accessibility and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. This procurement will be subject to all the rules, regulations, conditions and specifications stated in the Request for Lease Proposal (RLP) package that will be sent out pursuant to this advertisement. At this time, the Government is only considering existing buildings, and will not consider new construction options. Expressions of Interest must be received in writing no later than July 20, 2018 by 4:30 PM Atlantic Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
