Description
Statesboro, GA (6GA0279) - Second Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Georgia City:Statesboro Minimum Sq. Ft. (ABOA):6,380 Maximum Sq. Ft. (ABOA):7,031 Space Type:Office Parking Spaces (Total):0 Parking Spaces (Surface):0 Parking Spaces (Reserved):0 Full Term:15 Years Firm Term: 10 Years Option Term:N/A Additional Requirements: The U.S. Government currently occupies office and related space in a building under lease in Statesboro, GA that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Location: •It is preferred that the proposed building not be located near facilities such as night clubs, liquor stores, pawnshops, etc. The Building shall not be located in the immediate vicinity of any facilities identified as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. Building/Space Layout: •Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. •Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. •Space must be contiguous. •If offered space is above 1st floor, two elevators are required. •A fully serviced lease is required. •Hours of Operation: 7:00 AM to 5:30 PM; Monday - Friday; but accessible 24/7. •Space must meet the Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the lease. •The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. •Offered space shall not be in the 100 or 500-year flood plain. •Proximity of offered space to amenities such as restaurants and shopping centers within immediate vicinity. Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1)Name of owner; (2)Age of building; (3)Total existing gross square feet, and gross square feet per floor; (4)Site plan depicting the building and parking; (5)Floor plan and gross square footage of proposed space; (6)Identification of on-site parking; (7)Address or described location of building; (8)Location on map demonstrating the building lies within the delineated area; (9)FEMA map evidencing that the property lies outside the 100-year floodplain; (10)A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11)Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12)Any information related to title issues, easements, or restrictions on the use of the building. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. Beginning at the intersection of W. Northside Drive and N. College Street, proceed south on N. College Street. Continue on as N. College Street becomes S. College Street. Proceed on S. College Street as it becomes Tillman Road. Continue on Tillman Road to Azalea Drive. Turn left on Azalea Drive and continue to S. Main Street. Turn right on S. Main Street and continue to US 301 Bypass. Turn left on US 301 Bypass and continue to GA State Highway 67. Turn right on GA State Highway 67 and continue to Burkhalter Road. Turn left on Burkhalter Road and proceed Cawana Road. Turn left on Cawana Road and proceed to E. Northside Drive. Turn right on E. Northside Drive and continue to George Moore Road. Turn left on George Moore Road and proceed to Bragg Chester Road. Turn left on Bragg Chester Road and proceed to Jones Mill Road. Turn left on Jones Mill Road and proceed to Sandy Hill Lane. Turn right on Sandy Hill Lane and proceed to Brannen Road. Turn left on Brannen Road and proceed to Beasley Road. Turn right on Beasley Road and proceed to E. Main Street. Turn left on E. Main Street and proceed to E. Northside Drive. Turn right on E. Northside Drive and proceed to the intersection of W. Northside Drive and N. College Street.
