Description
This FBO advertisement is hereby incorporated into the RLP 17-CENSUS by way of reference as an RLP attachment. The U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP) to fulfill anticipated 2020 Census Area Office requirements: City: Douglasville State: Georgia Delineated Area: Beginning at the intersection of I-20 and Post Rd, follow Post Rd southwest to where it intersects Mason Creek Rd, follow Mason Creek Rd east to where it intersects Johnson Rd and follow Johnson Rd southerly to Pool Rd. Follow Pool Rd southeasterly to where it intersects Bill Arp Rd, follow Bill Arp Rd north to where it intersects Dorsett Shoals Rd, follow Dorsett Shoals Rd easterly to where it intersects Baldwin Creek, follow Baldwin Creek southerly to where it intersects Little Bear Creek, follow Little Bear Creek southwest through Bear Creek Reservoir and follow Bear Creek southerly to where it intersects with the Chattahoochee River. Follow the river northeasterly to where it intersects Thornton Rd, follow Thornton Rd northwesterly to where it intersects Bankhead Hwy/E Veterans Memorial Hwy, follow Bankhead Hwy/E Veterans Memorial Hwy westerly to where it intersects Maroney Mill Rd. Follow Maroney Mill Rd westerly and continue westerly when the name changes to Cave Springs Rd, then follow Cave Springs Rd southerly to where it intersects Cedar Mountain Rd, follow Cedar Mountain Rd southwesterly to where it intersects Mann Rd, follow Mann Rd south to where it intersects Post Rd. Follow Post Rd southwesterly to where it intersects I-20, closing the Area of Consideration. Minimum ABOA SF: 6,300 Maximum ABOA SF: 6,600 Space Type: OFFICE Term: Wave 2: Up to 19 Months Parking: 2 Reserved Spaces, On site or within 3 blocks Unique Requirements: Refer to RLP Package 17-CENSUS posted on the AAAP Website (aaap.gsa.gov) If there are no available options containing Census' unique requirements as outlined in the RLP and below, the Government reserves the right to identify an acceptable alternative. Must have loading dock or acceptable alternative with 18-wheeler truck access for delivery. Must not be co-located with local, state or Federal law enforcement groups. HOW TO OFFER: The Government is using the Automated Advanced Acquisition Program (AAAP) to satisfy the above Census space requirement. The AAAP application, located at https://aaap.gsa.gov, enables interested parties to offer space for lease to the Federal Government in response to RLP Package 17-CENSUS. Offered space must comply with RLP Package 17-CENSUS, posted on https://aaap.gsa.gov, and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must go to the AAAP website, select the orange “Registration” link and follow the instructions to register. Instructional guides and video tutorials are offered on the AAAP homepage and in the “HELP” tab on the AAAP website. Once registered, interested parties may enter offers during any “Open Period”. The Open Period is the 1st through the 7th of May, ending at 11:59 p.m. EST. Offers cannot be submitted during the Closed Period (8th through the end of May) and will not be considered for projects executed during that time period. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. All RLP Package documents can be found at https://aaap.gsa.gov or https://lop.gsa.gov. At the bottom of the homepage, before logging in, select ‘Census’ from the drop-down list under the section titled ‘View AAAP Solicitations for Offer Package” then click the ‘View RLPs’ button. Once logged in, the RLP Package is available by clicking the ‘RLP & Lease Documents’ link at the top of the page and performing a search.
