Description
The United States Department of Agriculture (USDA) seeks to lease the following space: State: IN City / County Frankfort / Clinton County Delineated Area: North: Intersection of W Farmers Gravel Rd and S County Rd 200, heading east on W Farmers Gravel Rd, heading southeast on Rossville Ave. to Delphi Road, heading north to E County Rd 100, heading east to N County Rd 100, heading south to Washington Ave and then heading northeast to the intersection of N County Rd 250 East: Intersection of N County Rd 250 and Washington Ave., heading south to E State Rd 28, heading east to S County Rd 330, heading south to E County Rd 150, heading west to S County Rd 180, heading south to E Kirklin Brick Rd South: Intersection of E Kirklin Brick Rd and S County Rd 180, heading west to S Alhambra Ave, heading northwest to W County Rd 2300, heading west to S County Rd 130, heading south to W County Rd 300, heading west to S County Rd 200 West: Intersection of S County Rd 200 and W County Rd 300, heading north to W Farmers Gravel Rd Minimum Sq. Ft. (ABOA): 2,507 Maximum Sq. Ft. (RSF): 2,883 Space Type: Office Parking Spaces (Total): The greater of local code or 21 spaces Parking Spaces (Surface): The greater of local code or 19 spaces Parking Spaces (Structured): Parking Spaces (Reserved): 2 spaces Full Term: Ten (10) years Firm Term: Two (2) years with 120 day termination option at any time. If the Government terminates the lease before Tenant Improvements (TI) are paid off, the Government will pay the remaining TI balance at the time of lease termination. Option Term: N/A Additional Requirements: · Interested parties must provide the name of the building, address, location of available space, rentable square feet offered and rate per RSF, floor plans and contact information of authorized representative. · Class A or B Space · <img src="file:///C:/Users/tiara/AppData/Local/Temp/msohtmlclip1/01/clip_image001.gif" alt="" width="9" height="9" /> Contiguous, above ground, space preferred. · All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date · In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. · Pull through parking is required for larger vehicles. · Reference project number: 18-023-18 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
