Description
United States Coast Guard seeks to lease the following space: State: Alaska City: Homer Delineated Area: Homer, Alaska, city limits as shown on City of Homer Zoning Map dated July 1, 2016. Minimum Sq. Ft. (ABOA*): 1,000 Maximum Sq. Ft. (ABOA): 1,100 Space Type: Office space Parking Spaces (Total): 3 Parking Spaces (Surface): 3 Parking Spaces (Structured): None Parking Spaces (Reserved): 2 for Government-owned vehicles; 1 for disabled persons. Full Term: 5 years Firm Term: 1 year Option Term: Four 1-year renewal options Additional Requirements: See requirements below *ABOA = ANSI/BOMA Office Area The United States Government, through the United States Coast Guard (USCG), is seeking to lease approximately 1,061 ABOA square feet (SF) of open office space within the city limits of Homer, Alaska. The space must be available for occupancy no later than October 1, 2018, for a firm term of one year with four 1-year renewal options. Subleases will not be considered. The space will be used by the USCG to provide training and conference space for personnel assigned to Coast Guard Cutter HICKORY. A full service lease is required. Offered space shall not be in the 100 year flood plain and must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The Government will use the information it receives in response to this advertisement to determine the amount of suitable space that is available to meet our needs, prior to issuance of any solicitation. Requirements: • 1,000 to 1,100 contiguous ABOA SF of Class A or B of open office space suitable for training and conference events. • Access to restrooms. • Location must be within the Homer, Alaska, city limits as shown on City of Homer Zoning Map dated July 1, 2016. • Building must be accessible on a 24/7/365 basis and include the use of services and utilities. • Lease Term shall be 1 year firm, with up to four 1-year option years, based upon continuing program appropriations. • Occupancy at substantial completion (if build-out is required) no later than October 1, 2018. • Phone Lines/Computer Accessibility: A minimum of ten (10) phone lines for voice, fax, and computer connectivity; must be able to support Government T-1 computer connectivity, CAT 5 wiring or better. • Parking: Two (2) outdoor reserved standard stalls for parking Government-owned vehicles on-site; one (1) outdoor reserved disabled persons parking stall located on-site; and a minimum of fourteen (14) standard stalls for employee and visitor parking within two blocks of building. • The facilities must meet the legal requirements for handicapped accessibility and the Americans with Disabilities Act (ADA). Please submit the following: • Building name and address of the available space within the building; please include ‘street-level' map. • ABOA square feet (SF) to be offered and expected rental rate per SF, over the term and options. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Building ownership contact information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing/expected within the building. • Current LEED certification earned or expected and any additional costs to U.S. Coast Guard associated with Gold Certification. • List of building services/amenities/conveniences provided by Lessor. This Expression of Interest is not a basis for negotiation. 4. The Government hereby reserves the right not to consider any or all properties identified in response to this Expression of Interest. 5. The Government also reserves the right to consider properties identified by other means. 6. The Government will not pay any commissions or broker fees associated with this transaction.
