General Services Administration (GSA) seeks to lease the following space: State: PA City Lebanon Delineated Area: North : The intersection of 16 th Street and Old Forge Road, heading east/northeast to Steele Street, heading east/northeast to Maple Street, heading east to North Lincoln Avenue, heading south to US 422 heading east to SR 897 East : SR 897 heading south to Pershing Avenue, heading southwest to State Drive, heading south to East Evergreen Road South : East Evergreen Road heading west to Rocherty Road to Mill Road West : Mill Road heading north to Colebrook Road, north to Dawson Street, heading north to 16 th Street, heading north to Old Forge Road. Minimum Sq. Ft. (ABOA): 4,648 Maximum Sq. Ft. (RSF): 5,345 Space Type: Office Parking Spaces (Total): Local code Parking Spaces (Surface): Local code Parking Spaces (Structured): Parking Spaces (Reserved): Full Term: Fifteen (15) years Firm Term: Ten (10) years Option Term: n/a Additional Requirements: •· Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, offered rental rates, floor plans and contact information of authorized representative. •· Space offered shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access shall not be considered. •· Contiguous, above ground, first floor space preferred. •· The space offered should be no more than twice as long as it is wide and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts. •· All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date. •· In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. •· Reference project number: 7PA2299 Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
