Description
General Services Administration (GSA) seeks to lease the following space: State: Missouri City: Florissant Delineated Area: North : New Halls Ferry Road West : Aubuchon Road to Teson Road to Howdershell Road, which becomes Shackelford Road South : Missouri Bottom Road/Leaf Crest Drive to Taussig Road to MO 370 to Missouri Bottom Road East : North Highway 67/Lindberg Boulevard Minimum Sq. Ft. (ABOA): 9,700 Maximum Sq. Ft. (ABOA): 10,700 Space Type: Office Parking Spaces (Total): See below Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: • Space shall be located in a prime commercial office district with attractive, prestigious, and professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use • Space shall not be located within ¼-mile of check-cashing establishment, liquor store, attorney's office, adult-entertainment venue or bar (though restaurants that serve alcohol are acceptable) • Space shall be within ½ mile of public transportation and employee amenities • Offered space must be contiguous on one floor; if offered space is above or below the ground floor, a minimum of two (2) elevators must be available • Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); size, number and placement of columns must be at least 20 feet apart, center to center, and 20 feet from any interior wall and be no more than 2 feet square • At a minimum, acceptable sites must be able to provide a separate, secured parking area for staff and open parking area for visitors in accordance with local parking codes; in the absence of a local code, sites must provide a minimum of one parking space for each 250 square feet of office space under lease to the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lea se is required. Offered space shall not be in the 100 year flood plain.
