Small Business Set-Aside
The U.S. Government currently occupies office, hangar, and related space in a building under lease at the Rocky Mountain Metropolitan Airport, in Broomfield, CO, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. State: Colorado City: Broomfield Delineated area: Within the boundaries of the Rocky Mountain Metropolitan Airport (F/K/A Jefferson County Airport, unincorporated Jefferson County, Broomfield, Colorado). The Government is interested in leasing approximately 11,950 BOMA rentable square feet (sq. ft.) of office and hangar space. The rentable office space shall yield a minimum of 3,160 to a maximum of 3,634 BOMA occupiable sq. ft. of office space. Hangar space of approximately 8,000 sq. ft is included in the BOMA rentable square footage requirement. Nineteen (19) parking spaces are required, consisting of 7 spaces for visitors (one must be accessible), one space for an official Government vehicle, and 11 spaces for employee vehicles (one must be accessible). The entire office and hanger requirement must be located in a single tenant facility. A minimum of 24 feet setback/clearance from neighboring structures is required. Setback from nearby roads must be 25 feet minimum. Full Term: 20 Yrs Firm Term: 10 Yrs Soft Term: 10 Yrs Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the lease. A fully services lease is required. Offered space shall not be in the 100 year flood plain.
