Ft. Lauderdale, FL (5FL0489) - Advertisement U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Fort Lauderdale Delineated Area: North: SE 20th Street South: Dania Cut Off Canal East: Stranahan River West: U.S. Route 1 Minimum Sq. Ft. (ABOA): 4,360 Maximum Sq. Ft. (ABOA): 4,360 Space Type: Office Parking Spaces (Total): 14 Parking Spaces (Structured): 0 Parking Spaces (Surface): 14 Full Term: 10 Years Firm Term: 5 years Additional Requirements • Offered space must be located on one floor. Space can be divided by a common hallway. • Space shall be located in a modern building of sound and substantial construction with a façade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition acceptable to the GSA Lease Contracting Officer. If not a new building, the Space offered shall be in a building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. • Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone accessibility, any angles, curves or offsets that will result in an efficient use of space. • Parking must be available within a walkable ½ mile of offered space. • Space located above the ground floor must be serviced by an ABAAS compliant elevator. • Buildings under consideration must be "Class A or Class B" buildings which are typically newer or recently refurbished. • Offered space must be in close proximity to Port Everglades Offered space must meet Government requirements for fire and life safety and accessibility. A fully serviced lease is required. Offered space shall not be located in the 100-year flood plain. Broward County blanket authorization does apply. Statement of Requirements: The United States Government currently occupies office and related space in Fort Lauderdale, FL (Port Everglades) that will be expiring on May 31, 2018. The Government is considering alternate space if economically advantageous. In making this determination, the Government, will consider the availability of alternate space that potentially can satisfy the Government's requirements; as well as costs likely to be incurred through relocating such as physical move costs, replication of Tenant Improvement's (TI's), telecommunication infrastructure, and non-productive agency downtime. The Government seeks office and related space, yielding a minimum of 4,360 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 4,360 ABOA SF. The proposed term of the lease is for fifteen (15) years, five (5) year firm. The agency will require 14 surface parking spaces, and 0 structured parking spaces. The desired area of consideration is described in the Delineated Area, in close proximity of Port Everglades. Delineated Area: To receive consideration, submitted properties must be located within the delineated area. The delineated area is defined as the following: North: SE 20th Street South: Dania Cut Off Canal East: Stranahan River West: U.S. Route 1 A map of the delineated area is provided for further clarification of the boundaries: Expressions of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes and amenities; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
