Description
General Services Administration (GSA) seeks to lease the following space: State: Florida City: Plantation Delineated Area: Commencing at the intersection of Commercial Boulevard and Sawgrass Expressway, travel East on Commercial Boulevard until it intersects with Rock Island Road; then travel South on Rock Island Road until it intersects with W. Oakland Park Boulevard; then travel East on W. Oakland Park Boulevard until it intersects with US 441; then travel South on W. Oakland Park Boulevard until it intersects with W. Sunrise Boulevard; then travel East on W. Sunrise Boulevard until it intersects with Federal Highway (US 1); then travel South on Federal Highway until it intersects with NE 4th Street; then travel East on NE 4th Street until it intersects with NE 7th Avenue; then travel South on NE 7th Avenue until it intersects with E. Broward Boulevard; then travel West on E. Broward Boulevard until it intersects with Federal Highway; then travel South on Federal Highway until it intersects with Davie Boulevard; then travel West on Davie Boulevard until it intersects with I-95; then travel South on I-95 until it intersects with I-595; then travel West on I-595 until it intersects with Sawgrass Expressway; then travel North on Sawgrass Expressway until it intersects with Commercial Boulevard, the beginning. (ABOA): Block A: 2,468 ABOASF Block B: 74,508 ABOASF Parking Spaces (Total): 57 (on-site parking must meet or exceed local code) Parking Spaces (Surface): 57 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 57 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: The Government requires office and related space yielding a minimum of 73,310 ANSI/BOMA office area (ABOA) square feet to a maximum of 76,976 ANSI/BOMA office area (ABOA). Contiguous Space is preferred. The space represented by Block A above must be located in the same building, but does not need to be contiguous. A minimum of 7,384 ABOASF must be located on the ground floor of any offered location. Space must be in close proximity to a public transit stop. In addition to the 57 onsite GOV parking spaces, additional parking shall be available at a ratio of one (1) space for every 150 RSF of Space within ¼ walkable mile. Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. Location should not be adjacent to overpasses, bridges, elevated ramps or railroad tracks. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Expressions of Interest Due: By 5PM EST on February 5, 2018 (Please reference Project #6FL0465 with your submission ) Market Survey (estimated): February, 2018 Initial Offers Due (estimated): March, 2018 Occupancy: May 1, 2019 Required Information: Expressions of interest must include the following information: · Building name, address and the location of the available space within the building. · Rentable square feet available and expected rental rate per rentable square foot, fully serviced. · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. · Date of space available. · Building ownership information. · Amount of parking available on-site and available per local code; any costs associated with parking. · Energy efficiency and renewable energy features existing within the building. · List of building services provided.
