Description
Delineated Area The U.S. GOVERNMENT seeks to lease the following space utilizing the GSA Leasing Support Services Program (GLS) broker contract to fulfill anticipated 2020 Census Area Office requirements: City: Jacksonville State: Florida Delineated Area: See Delineated Area and Map below. ABOA SF: 6,450 Space Type: OFFICE/FLEX/RETAIL Note: The Government has determined that certain existing space conditions are acceptable; for example ceiling, carpet, flooring, and partitions. Please review Exhibit K Acceptable Existing Space Conditions for further detail. Term:19 months total, 11 months firm Parking:2 Reserved Spaces, Parking to local code required on-site or within 3 blocks Unique Requirements: Prospective building cannot have co-located law enforcement agencies (federal, state, or local). Office operations require frequent delivery of supplies and material by truck. The Lessor shall provide a loading area/dock or an acceptable alternative for loading and unloading of large delivery trucks. If the offered space is not on ground level it must have an elevator or acceptable alternative designated for periodic freight use with a minimum door opening of 42 inches. The freight elevator(s) must provide service to the leased premises during the entire Lease term. The leased space must permit deliveries 24/7. Offered space must be contiguous. Follow the Ocean south to where it intersects with St Johns River, follow St Johns River westerly to where it intersects Chicopit Bay, follow southerly through Chicopit Bay to where it intersects with the Intracoastal Waterway, follow the Intracoastal Waterway south to where it intersects with Butler Blvd. Follow Butler Blvd west to where it intersects with I-295, follow I-295 southerly to where it intersects with FL 98, follow FL 98 south to where it intersects with Philips Hwy, follow Philips Hwy northwest to where it intersects with Old St Augustine Rd. Follow Old St Augustine Rd west to where it intersects with Julington Creek, follow Julington Creek southwesterly to where it intersects with St Johns River, follow St Johns River north to where it intersects with I-295. Follow I-295 west to where it intersects Blanding Blvd, follow Blanding Blvd south to where it intersects Argyle Forest Blvd, follow Argyle Forest Blvd westerly to where it intersects Cecil Commerce Center Pkwy. Follow Cecil Commerce Center Pkwy north to where it intersects 103rd St, follow 103rd St west to where it intersects New World Ave, follow New World Ave north to where it intersects Normandy Blvd, follow Normandy Blvd southwesterly to where it intersects Yellow Water Rd. The below map is provided to further clarify the Delineated Area: Expressions of Interest Due:January 11, 2018 Market Survey Due: February 2018 Lease Award:TBD Occupancy (Estimated):Between June 2019 and August 2019 Space must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, energy, and sustainability standards in accordance with the terms of the Lease. Interested parties must respond as per the submittal requirements below. Lease award will be made to the lowest price, technically acceptable offer based upon the RLP requirements package. Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building; 2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. List of building services provided 8.
