General Services Administration (GSA) seeks to lease the following space: State: NC City: Fayetteville Delineated Area: North - Rowan St. / Bragg Blvd South - Robeson St. / Raeford Rd East - Cool Spring St. West - S McPherson Church Rd / Skibo Rd Minimum Sq. Ft. (ABOA): 10,990 Maximum Sq. Ft. (ABOA): 10,990 Space Type: Office Parking Spaces (Total): 22 Parking Spaces (Surface): 22 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 Firm Term: 120 Option Term: 2 – 5 year Additional Requirements: SPACE REQUIREMENTS A. All space shall be contiguous and preferably on the second floor or higher. Space on the first floor shall be considered only when no other space is available or if deemed appropriate by the Tenant. Additional security requirements shall be required of the first floor space. B. All windows shall have 7mil fragment retention film, except at SWE (SCIF) Rooms which shall have film rated for radio frequency (RF) / infrared (IR) shielding and blast film as specified within this POR. All blast fragmentation film shall be installed per the manufacturer’s directions. Film shall also be attached to the window frame with a 3/4" structural silicone wet glaze method. C. One elevator shall be equipped with override control. If the office is located on the sixth floor or above, the elevator shall be on emergency power. D. All perimeter windows less than 18 feet from the ground or accessible platform (i.e. air conditioners, fire stairs, adjacent roofs, ledges or windows) are to be considered first floor windows. The Lessor shall provide forced entry protection such as man bars (1/2” steel placed 6” O.C., with horizontal members to prevent spreading) or security screening such as Exeter or Kane (Level 5, 14 gauge galvannealed steel perforated panel, 51% open area), any deviation shall be approved in advance by the Tenant. Man bars or security screening shall be installed on the interior side of the perimeter window between the blinds and the windows. Windows and doors shall be inoperative or permanently locked. Accessible security screening may be used provided the screen has an approved lock. Refer to section 10.10 and detail 13.20 for man bar information. E. Where the Tenant space adjoins that of other building Tenants or public areas, the perimeter walls of the Tenant space shall be constructed slab-to-slab in accordance with the attached diagram for A7 wall type. All conduits, backboxes, and electrical devices F. The office will be furnished with file safes weighing between 850 - 1,000 pounds each. Although the safes will be dispersed throughout the office, the floor load of the proposed site shall be capable of supporting this additional weight. G. No telephone, data, electrical or plumbing service other than that required for the Tenant shall be permitted to pass through the Tenant space except with specific approval from the Tenant or when routed through building space such as electrical or telephone closets dedicated to that use. All wiring, conduits, and pipes running through the space and not serving the Tenant’s needs shall be removed and/or rerouted. There shall be no telephone lines transiting the Tenant space that service other building Tenants. H. Skylights are not acceptable and shall be removed or physically secured at the discretion of the Tenant. I. Although the Tenant's regular working hours are 7:00 a.m. to 5:30 p.m., 24-hour access to the space and an elevator shall be available, 7 days a week, 365 days per year. J. There shall be no existing or future ceiling or floor slab or demising wall penetrations (i.e. water, electric, power or other utilities) without prior written approval by the Tenant. K. If the exterior skin of the building is not of substantial construction (i.e. concrete, concrete masonry unit, brick, etc.) as deemed by the Tenant and does not meet the forced entry protection requirements, the perimeter walls must be constructed in accordance with the wall type A7 detail. Exterior finishes such as stucco, wood, vinyl and metal sidings are unacceptable. L. If the space and/or building are of wood joist construction, additional security requirements shall be required (i.e. hard capping the ceiling, flooring, etc.). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
