Description
Requirement: Raleigh, North Carolina The Government is posting this notice in accordance with Federal Acquisition Regulations. The General Services Administration (GSA) is interested in Leasing approximately 7,500 - 8,000 contiguous Usable Rentable Square Feet (USF) of office & related space with 2 structured parks. The rentable space must yield a minimum of 7,500 contiguous ANSI/BOMA Office area square feet. The lease term requirement is for twenty four months / sixteen months firm (24 mths/16 mths firm). The delineated area is: North Boundary - I-540 East Boundary - I-540 - 1-495 - 1-440 West Boundary - 1-440 - 1-40- 1-540 South Boundary - 1-540 - 1-40 - 1-440 The offered premises must be within the defined delineated area as shown and must meet Government requirements for fire safety, accessibility (ABAAS) and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be in the 100 year flood plain. The Government is will consider, among other things, the availability of space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through replication of tenant improvements and telecommunications infrastructure, non-productive agency downtime, etc. Please send expressions of interest to: Darrell L. Expressions of Interest must be submitted to the above address by 5:00 AM EST on November 22, 2017 and must include the following information: SUBMISSION REQUIREMENTS: The Agency Will Consider The Quality Of The Building Itself And The Appearance Of The Neighborhood Immediately Surrounding It. In Examining The Building, Areas Of Consideration Will Be The Building's Physical Characteristics, Overall Quality Of The Building Including The Building Systems And Employee Services. The Building's Interior and Exterior Condition and Decor Will Be Evaluated As well As the Exterior Of The neighboring facilities. The Offeror Must Provide The Following Information Of The Building (Or Proposed Building): The Agency Will Consider The Efficiency Of Layout In The Space Offered For Lease. Class A, Class B, Class C buildings will be accepted. REQUIRED: All services, supplies, utilities, partitioning and tenant alterations are to be provided as part of the rental consideration. (Separate/Independent AC Unit for LAN/WAN room/closet) Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1. Building name/address and the location of available space within the building; 2. Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 3. ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, and must be fully serviced; 4. Building ownership information; 5. Amount of parking available onsite; 6. Energy Efficiency and renewable energy features existing within the building; 7. List of building Services provided; 8. One-eighth inch scale drawing of space offered; 9. Name, address, telephone number, and email address of authorized contact; 10. In cases where an agent is representing multiple ownership entities, written acknowledgement; 11. Permission to represent multiple owners for the same submission. The Government's decision regarding whether or not to accept the Expression of Interest will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
