Description

DEPARTMENT OF VETERANS AFFAIRS (VA) COMPETITION FOR EXISTING LEASE LOCATION The VA currently occupies 2,700 net usable square feet (nusf) of space at 1565 S. Byrne Road, Suite 104, Toledo, OH 43614 as Community-Based Counseling Center Space. The current lease expires on July 14, 2018. VA is conducting a competition for alternative space and will relocate if advantageous to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. The space must be on no more than one floor, and provide 3,000 NUSF of space. On-site parking for 25 vehicles is required. A full-service lease for up to 10 years with the government having 120-day termination rights will be considered. Occupancy required by July 15, 2018. To be considered, space must be within or bordering a delineated area as follows: North: Maumee River East: I 475 South: Alexis Road West: Route 24 Offerors must provide evidence that properties are outside the 100-year flood plain. Offerors who are Service Disabled Veteran Owned Small Businesses (SDVOSB) or Veteran Owned Small Businesses (VOSB) registered in www.vip.vetbiz.gov who have properties meeting the above criteria are encouraged to respond and identify themselves as a SDVOSB or VOSB. Responses to this notice will determine if the acquisition should be set-aside for SDVOSB or VOSB concerns in accordance with 38 USC Sec. 8127, FAR 19.14 and VA Acquisition Regulation 819.70. A market survey of properties offered for lease will be conducted by the VA. Interested offerors (owners, brokers, or their legal representatives) should contact Sonny S. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code.
