Description
Exhibit M Exhibits B-O Exhibit A RLP The USDA Forest Service is seeking to lease approximately 7,670 square feet of rentable office and related space, 5,800 rentable Square Feet of Warehouse space, 28,000 square feet of wareyard space, and 57 parking spaces (including 2 RV pull through spaces) in Orofino, ID for the North Fork Clearwater Ranger District. Delineated Area: Within 6 miles North from the Michigan Ave/HWY 7 bridge along Highway 12 and 2 blocks either side; but not South of the Michigan Ave/Hwy 7 bridge; Highway 7/Ahsahka Rd. North to Swayne Rd and South to Main Street/Johnson Ave to Upper and Lower Ford Creek Y and 1 block either side; Michigan Ave/Grangemont Rd to Harmony Heights Rd and 2 blocks either side; and not off a paved public road. The Space shall be located in a modern quality building of sound and substantial construction with a professional facade of permanent materials in good condition. If not a new building, the space offered shall be in a building that has undergone, or will be completed by occupancy, modernization or adaptive reuse for the space with modern conveniences. The Government may require use of part of the building roof for the installation of antenna(s). Additional special requirements may be needed and will be addressed in the Request for Lease Proposal (RLP). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Due to the local market in Orofino, the Offcie and Warehouse/Wareyard spaces may be bid separately or together. This will be a 20 year lease with 10 years firm. Expected Date of Occupancy: May 1, 2019 The latest date for receipt of proposals is November 30, 2017.
