Description
Expressions of Interest Sought Succeeding Lease - Sullivan, Illinois The United States Government currently occupies office and related space in a building under lease in Sullivan, Illinois. The Government is seeking to lease approximately 4,084 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,417 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is a maximum of 10 years not to exceed 06/30/2027. The space must be available for occupancy two (2) months after award. The delineated area for the Moultrie County USDA Service Center, Sullivan, Illinois is within or fronting the following boundaries: North: beginning at the intersection of CR 825 E and CR 1500 N, head East to the intersection of CR 1500 N and CR 1200 E. -East: beginning at the intersection of CR 1500 N and CR 1200 E, head South to the intersection of CR 1200 E and Route 121 (E. Jackson St), head East along Route 121(E. Jackson St) to the intersection of Route 121 and CR 1300 E., head South to the intersection of CR 1300 E and CR 1275 N, head West along CR 1275 N to the intersection of CR 1275 N to Co Hwy 11.25 E., head South along Co Hwy 11.25 E to the intersection of Co Hwy 11.25 E and Country Club Rd. - South: beginning at the intersection of Co Hwy 11.25 E and Country Club Rd, head West to the intersection of Country Club Rd and CR 1000 E. - West: beginning at the intersection of Country Club Rd and CR 1000 E, head North to the intersection of CR 1000 E and CR 1300 N (W. Eden St.), head West to the intersection of CR 1300 N (W. Eden St) to CR 875 E, head North to the intersection of CR 875 E and Co Hwy 5, head East to the intersection of Co Hwy 5 and CR 825 E., head North to the intersection of CR 825 E and CR 1500 N. Other applicable requirements include: • 22 on site hard surface parking spaces • Specific Information Technology requirements The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
