Description
US Department of Veterans Affairs Medical Space for VA Caribou, Maine Expressions of Interest Sought The U.S. Government currently occupies medical space in a building under lease in Caribou, Maine and is currently in place but will expire on or about March 31, 2017. The Government requires medical space yielding minimum rentable square feet of 7,500 and maximum ABOA square feet +/- 8,000 RSF. The lease term requirement is for five year firm term with one five year option with a 90 day cancellation notice. The space must be available for occupancy by June 1, 2017. The delineated area is in Caribou, Maine. Delineated Area Boundaries (Must form a complete closed loop of connecting streets) Requested Delineated Area: 1. North: Caribou Connector ME 161 to Sweden Street 2. East: Sweden Street to Hatch Drive 3. South: Hatch Drive to Main Street and Main Street to Ford Street 4. West: Ford Street to Presque Isle Road Rt 1 ME to Caribou Connector Other applicable requirements include the following features: Parking for 40 spaces required including 3 ADA spaces. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Interested parties should send expressions of interest to: Fred Robbins Contracting Officer VAMC, Building 8 Porch (90C), 200 Springs Road, Bedford, MA 01730 Office Phone: 781-687-2554 Fax: 781-687-2661 Email: Frederick.robbins@va.gov Expressions of interest must be submitted to the above email by 5:00 PM December 16, 2016 and must include the following information: Building name and address and location of the available space within the building Rentable square feet available and expected rental rate per rentable square foot, fully serviced. The intent is to pay a rental rate that covers all operating and tax costs including utilities with no escalation allowances. Rentable square feet to be offered and expected rental rate per square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site and rental rate shall include the cost of the required Government parking. Energy efficiency and renewable energy features existing within the building. List of building services provided. Buildings offered must meet all current Federal, State, and local codes and regulations, including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. If the rent is to escalate, the VA requests rental escalations to be predetermined rather than unknown escalations such as the Consumer Price Index (CPI) formula or like. The VA shall pay rent in arrears. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement. The Government is limited by law (41 C.F.R. § 102-73.55) regarding leases. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT.
