Description
THE U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 5,769 TO 6,058 USF OF OFFICE SPACE IN ELIZABETH, NEW JERSEY. State:New Jersey City:Elizabeth Delineated Area:NORTH: I-78 Expressway SOUTH: Highway 287 EAST: New Jersey Turnpike WEST: Garden State Parkway Minimum Sq. Ft. (ABOA):5,769 Maximum Sq. Ft. (ABOA):6,058 Space Type:Office and related space Parking Spaces (Total):2 reserved surface or structured spaces; with access to 25 additional unassigned parking spaces commercially available onsite or within ½ walking distance Parking Spaces (Surface):2 Parking Spaces (Structured):None Parking Spaces (Reserved):2 Full Term:15 years, fully serviced Firm Term:10 years Termination Rights:The Government has open-ended termination rights of the lease at any time after the tenth (10th) year. Renewal Option:One 5 year renewal option Additional Requirements:The leased space must be contiguous Class A and/or Class B professional space. The Building shall project a professional and aesthetically pleasing appearance, including an attractive front and entrance way. The building offered space should be located near an Airport and Seaport. Offered space must be in a building that has earned the Energy Star label in the most recent year or will have obtained it prior to lease award, unless the offered space meets a statutory exception. Security measures required within and to access the leased space. The Government shall have access to the space 24 hours a day, 7 days a week, and 365 days a year, including freight access/elevator if applicable. The Government reserves the right to determine acceptability of the offered property as to the building's structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations, the security of its surrounding areas, accessibility of the property to major highways and state roads, and availability of public transportation, and its location within the above mentioned delineated Area. Buildings offered for consideration must be within the defined delineated area as shown above and have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited Federal Fire Safety, Accessibility and Sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN JANUARY 4, 2016 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: •Building name and address, and location of space in the building. •Site map and plans, if available. •One-eighth inch scale drawing of space offered. •ANSI/BOMA defined Office Area Square Feet. •Rentable Square Feet (RSF) offered and rental rate per Square Foot. (Specifying services, utilities, electricity, and tenant improvement allowance included) •Percentage of common Area factor used to determine the Rentable Square Feet. •Name, address, telephone number, and email address of authorized contact. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiation or discussions concerning the space to be leased with representative of any Federal Agency other than the officers and employees of General Services Administration (GSA).
