- Tenant Improvement work will be required to fit-out the space. The Offeror must have the capability to carry some of these costs by amortization as itemized lease rates, and some of the cost must be carried by the Offeror until the space is accepted and achieves beneficial occupancy. The Offeror must have the capability to carry the costs of Building Security Amortized Costs as itemized lease rates. The offered space must be separated from adjacent tenant spaces by full-height slab-to-slab walls. The space must have both a public entrance and a separate employee entrance capability. The HVAC system for the space must have capability for manual override of the occupancy period, to provide HVAC for staff during non-business hours.
