Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Grand Prairie Delineated Area: NORTH: Beginning at the intersection of Texas Highway 360 (TX 360) and Interstate Highway 30 (IH-30) continuing in an easterly direction ending at the intersection of IH-30 and Texas Highway Loop 12 (Loop 12). EAST: Beginning at the intersection of IH-30 and Loop 12 continuing in a southerly direction ending at the intersection of Loop 12 and Interstate Highway 20 (IH-20). SOUTH: Beginning at the intersection of Loop 12 and IH-20 continuing in a westerly direction ending at the intersection of IH-20 and TX 360. WEST: Beginning at the intersection of IH-20 and TX360 continuing in a northerly direction ending at the intersection of TX 360 and IH-30. Minimum Sq. Ft. (ABOA): 31,000 Maximum Sq. Ft. (ABOA): 32,000 Space Type: Warehouse/Flex Space (25%/75% office/warehouse respectively) Parking Spaces (Total): 67 Parking Spaces (Surface): 67 Parking Spaces (Structured): Parking Spaces (Reserved): 67 Full Term: 20 years Firm Term: 10 years Option Term: N/A Additional Requirements: • A. The proposed facility must be stand-alone and single occupancy, with none of the exterior walls adjoining another building. • B. The proposed facility must have the ability to have secured parking within a walled area. • C. Adjacent buildings to the proposed facility must not exceed two stories. • D. The proposed facility must be located within 5-miles of a hospital or stand-alone emergency room (ER) center. • E. The proposed facility must have the ability to be surrounded by an exterior wall, minimum 8ft. high. • F. Facility must be easily accessible to multiple freeways which provide multiple routes of travel. • G. Agency cannot be located near businesses determined as unacceptable to Agency. • H. Security Level IV I. Minimum ceiling heights: Office - 9', Warehouse/Flex - 12' • J. Minimum set backs: Front and side - 20', Rear - 20' Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest should also include the following: 1. Building name and address; and • 2. Location of space offered; and • 3. Rentable and useable square footage offered; and • 4. Name, address, telephone number, and email of individual to be contacted; and • 5. If you are not the owner you must submit evidence of authority to represent the owner. Also to be included: Building Name and address and location of the available space within the building; and Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and Date of space availability; and building ownership information; and amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and Energy efficiency and renewable energy features existing within the building; and list of building services provided.
