U.S. GOVERNMENT SEEKING SPACE IN COLUMBUS, OHIO RLP No. 4OH0373 State: Ohio City: Columbus Delineated Area: North: I-70 to I-670 to Grandview Avenue to Route 33/Dublin Road to I-670 South: I-70 / I-71 East: I-71 West: I-70 Minimum Sq. Ft. (ABOA): 38,700 Maximum Sq. Ft. (ABOA): 40,814 Space Type: Office Parking Spaces (Total): 16 Parking Spaces (Surface): Parking Spaces (Structured): 16 on-site structured and reserved Parking Spaces (Reserved): Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: The Lease space will be occupied by the U.S. Bankruptcy Courts and will include a minimum of two (2) court rooms. A clear ceiling height of 16’ is preferred for these areas but not a requirement. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Delete for procurement summary page. The U.S. Government currently occupies office and related space in a building under lease in Columbus, Ohio, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements and provides the best value to the Government, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building name and address and location of the available space within the building, age of the building, current occupancy rate, type of tenants, date and nature of most recent substantial renovations, and date of space availability. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability for improvements Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking. Ability for the building to provide a secured circulation or restricted access from structured parking to the Lease space. Energy efficiency and renewable energy features existing within the building. List of building services provided. Location of all nearby public transportation stops.
