- DEPARTMENT OF VETERANS AFFAIRS (VA) REQUIREMENT FOR LEASE SPACE The VA is currently seeking lease space for a Community Based Outpatient Clinic (CBOC) in the Bettendorf, Iowa area and is conducting an open market competition for space. The space must be on no more than one floor, and provide approximately 22,500 NUSF of space. On-site parking for 250 vehicles is required. A full service lease for 20 years, with 5 years firm is contemplated. Term to be finalized prior to solicitation issue. Occupancy is desired by 1 January 2018. The space to be considered shall be within the Bettendorf, Iowa delineated area as follows: NorthOf Locust Street EastOf Interstate 280 SouthOf Interstate 80 WestOf middle Road and Interstate 80 junction Offerors must provide evidence that properties are outside the 100-year flood plain. A formal market survey of prospective properties will be conducted by the VA. The Government is limited by law (41 C.F.R. § 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. THIS IS NOT A SOLICITATION.
