UNITED STATES GOVERNMENT Seeks Expression of Interest to Lease Office Space in Springfield, MO Procurement #: 5MO0143 State: Missouri City: Springfield Delineated Area: North – E. Chestnut Expressway South – E. Walnut Street East – N. National Avenue West – Kimbrough Avenue Minimum Sq. Ft. (ABOA): 3,990 Maximum Sq. Ft. (ABOA): 4,200 Space Type: Office Parking Spaces (Total): 10 Parking Spaces (Surface): 0 Parking Spaces (Structured or Secured by Fencing): 10 Parking Spaces (Reserved): 10 Full Term: 10 Firm Term: 5 Additional Requirements: · Offered space shall be in a modern quality building of sound and substantial construction in good condition acceptable to the LCO; if not a new building, the space offered shall be in a building that has undergone, or will be completed by occupancy, modernization or adaptive reuses for the space with modern conveniences. · Building shall have a minimum of one public and one freight elevator. · Space must be contiguous, on a single floor, and not split by a public corridor. · Space cannot be below grade, on a ground level, or on the first floor. · Space cannot be on the top floor of a building with rooftop access within the space. · Building cannot be within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics and/or day care facilities. · Space cannot be in a building that houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. · Space cannot be inside a shopping mall or in a shopping center. · Access to space must be available on a 24/7 basis. · Must meet the Governments Security Level 3 requirements. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates. Expressions of Interest Due: September 18, 2015 Occupancy (Estimated): June 1, 2016 SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. Please refer to Procurement Number 5MO0143 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
