Description
US Department of Veterans Affairs U.S. GOVERNMENT Expressions of Interest Sought The Department of Veterans Affairs currently occupies office and related space in a building under lease in Shreveport, Louisiana, that will be expiring. State:Louisiana City:Shreveport Delineated Area:"See Attached Map Required Sq. Ft. (NUSF):9,975 Space Type:Office Parking Spaces (Total):88 (2 handicapped spaces) Full Term:10 Years (base plus one (1) five (5) year option) Firm Term:5 Years (base) Additional Requirements:"Offered space must be contiguous on a single floor; "Space preferred to be on ground floor, however may be considered if higher floors are served by two (2) functioning elevators at all times; "Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square. "Janitorial services to be provided between the hours of 7:00 AM and 5:00 PM. "Lessor to provide TI Allowance per Request for Lease Proposal. Interested Respondents should include Building Owners, or if a Broker, please include the Exclusivity Agreement/Representation Letter/ or Listing Contract granting the exclusive right to represent the building by the Building Owner, in your expression of interest. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. "Date of space availability "Building ownership information "Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any. "Energy efficiency and renewable energy features existing within the building. "List of building services provided "The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. "The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
