Description
Term: 10 year/ 5 year firm To acquire 1,687 ANSI/BOMA Office Area Square Feet (ABOA)/1,940 Rentable Square Feet (RSF) of Class A office and related space in the delineated area bounded: East: Capital Boulevard at I-540, South on Capital to I-440 North: Six Forks Road to I-540, East to Capital Boulevard West: Six Forks Road to Glenwood Avenue; North to I-540 South: I-540 to Six Forks Additional Rquirements Security Requirements Dated May 2013; HEATING AND AIR CONDITIONING : A.100 ABOA SF of the Premises shall receive cooling at all times (24 hrs a day, 365 days a year) for purposes of cooling the designated server room. Equipment in the room will be as follows : B.• 1 Modem(s) at 0.8 AMPs, 360 BTUs • 1 LAN rack with equipment (routers, switches, KVM switch, keyboard/monitor, servers and tape backup), 1000 BTUs • 1 TSRP equipment at 5.0 AMPs, 1000 BTUs • 1 Battery Back-up(s) at 5.0 AMPs, 300 BTUs The temperature of this room shall be maintained at 68 and 72 degrees F. Relative humidity shall be maintained between10 and 90 percent. Notwithstanding the foregoing, Lessor shall provide this service at no additional cost to the Government if the Lessor provides this service to other tenants in the Building at no additional charge. Environmental Consideration A. The Government requests space with no known hazardous conditions or recognized environmental conditions that would pose a health and safety risk or environmental liability to the Government. B. Upon request by the Government, Offeror must provide all known previous use of the Building. C. Offeror must indicate in its written offer any known hazardous conditions or environmental releases with/from the offered Space, Building or Property.
