Description
Advertisement The U.S. Government currently occupies office and related space in a building under lease in Moab, Utah, that will be expiring and is considering remaining in the space under a succeeding lease pursuant to GSAR 570.402, but is interested in considering alternative space that meets the Government's requirements if such alternative space would be economically advantageous. In making its determination about whether alternative space is economically advantageous, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating to the alternative space, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government will not consider expressions of interest it receives after the deadline established for the receipt of expressions of interest. The Government seeks to lease the following space: State: Utah City: Moab Delineated Area: Offered properties must be located within 5 miles of the Moab City Center (Main/191 and Center Street), Utah. Minimum Sq. Ft. (ABOA): 31,491 Maximum Sq. Ft. (ABOA): 31,491 Space Type: Office/Warehouse/Laboratory Parking Spaces (Total): 20 Parking Spaces (Surface): Parking for employees and visitors in accordance with local codes. Parking Spaces (Structured / Secured): 0 Parking Spaces (Reserved): 20 Full Term: 20 years Firm Term: 10 years Option Term: N/A Additional Requirements: The space will consist of approximately 18,491 ABOA square feet of office space, and 13,000 ABOA square feet of warehouse space. Space offered must be contiguous within one floor of the building. The proposed lease space will be fully serviced, and all services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Approximately 1,650 ABOA SF of Laboratory space will be built-out within the office and/or warehouse space. Warehouse space requires a minimum 19'8" ceiling height and ten overhead doors (nine 14' and one 10' in height). Additionally, between approximately 1.5 and 2 acres of ware-yard and equipment storage area space is required (on-site and adjacent to warehouse space). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Offered space shall not be in the 100 year flood plain, unless determined to be the only practicable alternative. Expressions of Interest Due: March 18 th, 2015 Market Survey (Estimated): N/A Occupancy: March 1 st, 2016 In order to be considered, expressions of interest must include all of the following information: •· Building Name and address and location of the available space within the building •· Indicate where within the building the following requirements will be met: -18,491 ABOA square feet of office space, and 13,000 ABOA square feet of warehouse space. Space must be contiguous. -Approximately 1,650 ABOA SF of Laboratory space will be built-out within the office and/or warehouse space. Warehouse space requires a minimum 19'8" ceiling height and ten overhead doors (nine 14' and one 10' in height). -Additionally, between approximately 1.5 and 2 acres of ware-yard and equipment storage area space is required (on-site and adjacent to warehouse space). •· Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •· Date of space availability along with detailed plan as to how the requirements will be met by the required occupancy date. •· Building owner information •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided. •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •· Building, space, and parking accessibility in compliance with ABAAS. •· Building, space, and parking compliance with fire and life safety and seismic requirements. •· Building, space, and parking compliance with ISC and Publication 64 security standards. •· Building, space, and parking accessibility in regards to the flood plain. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
