Description
U.S. GOVERNMENT Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space: State: New York City: Staten Island Delineated Area: North: Victory Blvd. & Gannon Avenue; East: Woolley Avenue & Forest Hill Rd.; South: Richmond Avenue & Forest Hill Rd.; West: Richmond Avenue Required Sq. Ft. (ABOA) Minimum: 11,100 ABOA Required Sq. Ft. (ABOA)Maximum: 11,650 ABOA Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Lease Term: 10 Years Firm Term: 5 Years Additional Requirements: • Offered space must be in a contiguous block of space. First floor, single floor, contiguous space is preferred. Space above ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator • Offered space must be in close proximity to public transportation. A commuter rail, light rail, or bus stop shall be located within the immediate vicinity of the building, but generally not exceeding 2 walkable blocks. • Amenities including restaurants/shopping shall be located within four (4) blocks of offered space. Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be within a 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Staten Island, NY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Authorized Contacts: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative DTZ Americas, Inc.
