Description
Expressions of Interest Due: January 28, 2015 Market Survey (Estimated): February 20, 2015 Offers Due: (Estimated): April 10, 2015 Occupancy (Estimated): May 1, 2016 The General Services Administration (GSA) seeks to lease the following space: State: Michigan City: Grand Rapids Delineated Area: City Limits of Grand Rapids, Michigan Minimum Sq. Ft. (ABOA): 15,659 Maximum Sq. FT. (ABOA): 16,347 Space Type: Office Parking Spaces (Total): In accordance with local codes, 2 on-site spaces, and 80 commercially available public parking spaces must be available within a walkable ¼ mile. Parking Spaces (Surface): 2 on-site Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Cancellation: 90 days notice after initial 5 year term Option Term: N/A Additional Requirements: - Requires access to the building 24 hours per day, 7 days per week, and 365 days per year. - Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. - Space must be contiguous and on one floor. - Space must be on the second floor or above. - Space must have two means of egress. - A second set of restroom(s) will need to be installed within the space for employee use. - Column spacing must 20 feet or greater for efficient layout. - Minimum 9 foot to a maximum 12 ceiling height. - Space must be located within two blocks of a public transportation stop. - Space must be serviced by two ABAAS compliant elevators, one of which may be a service elevator. - Offered space must meet the Government's requirements for Energy Star, fire/life safety, accessibility, seismic and sustainability standards per the terms of the Lease. - The proposed leased space shall be fully serviced. - Subleases will not be considered. - Offered space shall not be in the 100 year flood plain. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF) and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Name, address, telephone number, and email address of authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement. • Permission to represent multiple owners for the same submission. • Map showing public transportation within two blocks of the offered building. • Map showing public parking within ¼ walkable mile of the offered building. Please refer to Project Number 3MI0322 when responding. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction.
