TITLE: U.S. Government seeks to lease office and related space in Region 3 in Marlton, New Jersey. SOLICITATION NO: 15-PHL NOTICE TYPE: Sources Sought CLASSIFICATION CODE: X - Lease of rental facilities NAICS CODES: 531190-Leasing of Building Space to Federal Government by Owners SYNOPOSIS: U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): State:New Jersey City:Marlton Delineated Area:Point of Beginning: Intersection of State Route 41 and South Haddon Avenue. Heading east on South Haddon Avenue which becomes Ellis Street which becomes Kresson Road, continue east until the intersection with Tomlinson Mill Road. Head north on Tomlinson Mill road to the intersection of South Elmwood Road. Heading east on South Elmwood Road which becomes North Elmwood Road which becomes Mount Laurel Road until intersection with State Route 38. Head west on State Route 38 to intersection with State Route 41. Head south on State Route 41 to Point of Beginning. Minimum Sq. Ft. (ABOA):17,308 Maximum Sq. Ft. (ABOA):17,800 Space Type:Office/Specialized Space Parking Spaces (Total):66 Parking Spaces ( Secured):66 Parking Spaces (Unreserved):0 Parking Spaces (Reserved):66 Full Term10 Year Firm Term:5 Years Option Term:N/A Additonal Requirements1) The occupying agency is a law enforcement agency with security requirements which will require the installation of higher level security equipment within the leased space. 2)Offered space must be contiguous, and located on no more than 3 floors. 3)If the offered space is located above the first floor of a building, the Government must have the dedicated use of an elevator. 4.Parking spaces must be secured 5.One (1) specialty parking space required for a sally port, that must accommodate an oversized van or small bus, that must be secure, and provide a secure path of travel from its location to the detainee processing area. This area is estimated to be 20 feet wide by 30 feet long. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 15-PHL. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the "Open Period," which will typically be the 1st through 7th of each month, ending at 11:59 PM EST on the 7th of the month. The next Open Period is December 1, 2014 to December 7, 2014, ending at 11:59 PM EST. This ad will also remain open for the following open period which is January 1, 2015 to January 7, 2015. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. The offered space must comply with RLP 15-PHL and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease.
