Description
Expressions of Interest Flyer REQUIREMENT: The Federal Government is soliciting expressions of interest and market information for office space in Manteca or Ripon, California. Range of rentable square footage is a minimum rentable square foot (RSF) is from 10,850 RSF to 11,390 RSF and shall yield a minimum of 9,430 usable square feet (USF) and a maximum of 9,870 USF. Included in the rental consideration shall be seventeen (17) onsite, reserved parking spaces for Official Government Vehicles, as well as additional unreserved parking spaces nearby. TERM: Lease shall be ten (10) years firm DELINEATED AREA: Within the city limits of either Manteca, California or Ripon, California. The maps attached provide the boundaries of the city limits for Manteca and Ripon, respectively. Note: Properties must be within the delineated area to be considered. OCCUPANCY: Space to be ready by January, 2016. REQUIREMENT: Buildings offered for consideration must have the ability to meet all current Federal, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, and OSHA by the required occupancy date per the terms of the Lease. The building must also have the ability to meet certain building and energy efficiencies in accordance with the Energy Independence and Security Act. The proposed leased space shall be fully serviced. Offered space shall not be in a flood plain unless there are no other practicable alternatives. Expressions of Interest must be received in writing no later than Monday, November 24th at 5:00pm (EST). Please provide the following information: •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •A representation of the building sited upon a FEMA flood plain map, which can be obtained at https://hazards.fema.gov/wps/portal/mapviewer •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specific services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. *Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
