Description
The area of consideration is the County of Los Angeles, California within the area depicted on the attached map. Greater preference will be given to buildings located in the preferred area. (Please see maps in attachment.) U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Solicitation Number 4CA0920 State: California County: Los Angeles Procurement Type: Source Selection (The technical evaluation factors, when combined, are significantly more important than price.) Delineated Area: The area of consideration is the County of Los Angeles, California within the area depicted on the attached map. G reater preference will be given to buildings located in the preferred area. The preferred area is located within the following boundaries: North: W. Manchester Ave.; Pershing Dr.; Culver Blvd. South: Torrance Blvd. East: Normandie Ave. West: Vista del Mar; Highland Ave.; Manhattan Beach Blvd.; Manhattan Ave.; Greenwich Village; Hermosa Ave.; N. Harbor Dr.; Beryl St.; N. Catalina Ave. (Please see map in attachment.) Minimum Sq. Ft. (ABOA): 128,203 Maximum Sq. Ft. (ABOA): 141,023 Space Type: Office Parking Spaces (Total): 573 Parking Spaces (The spaces must be within ¼-mile, 1,320 feet, walking distance measured from the building's main entrance.) Parking Spaces (Structured): Any combination of surface and structured Parking Spaces (Reserved): 62 Government Vehicles (The spaces must be located on-site in either structured or surface parking areas.) Full Term: 20 years Firm Term: 20 years Option Term: 0 Additional Requirements: Offered space shall be contiguous both vertically and horizontally, accessible by elevators if offered space is above the first (ground) floor of the building, and in shell condition or better at the time of Lease award. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Buildings must provide a minimum floor-plate of 25,000 ABOA up to a maximum of 65,000 ABOA SF on each floor. Map showing the proposed site clearly identified as being within the delineated area as specified in this ad. •5. Location of offered space in the building, and the date the space will be available. •6. Rentable square feet (RSF) offered and offered rental rate/RSF for a full-service lease. •7. Specify services, utilities, and tenant improvement allowance included in the offered rate/RSF. •8. Spell out incentives and inducements, if any. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities.
