Description
U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: MO City: Kansas City Delineated Area: North: 63 rd Street South: E. 75 th Street East: Prospect Avenue West: Holmes Road Minimum Sq. Ft. (ABOA): 10,648 Maximum Sq. Ft. (ABOA): 11,198 Space Type: Office (10,648 USF ABOA) Parking Spaces (Total): 53 Parking Spaces (Surface): 53 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 53 Full Term: 60 months Firm Term: 24 months Soft Term: 36 months Option 1 Term: N/A Option 2 Term: N/A Additional Requirements: Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable. Generally rectangular footprint, not more than twice as long as it is wide. Within two blocks of a public transportation stop. Columns must not be closer than 20 feet center to center or to a wall. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must Comply with accessibility standards as defined in the ADA, the Architectural Barriers Act Accessibility Standard (ABAAS), and the Uniform Federal Accessibility Standards (UFAS). The Government shall have access to the space 24 hours a day, 7 days a week. The US Government currently occupies office and related space in a building under lease in Kansas City, MO that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvement costs and telecommunication infrastructure, and non-productive agency downtime. Multi-tenant buildings must be effectively managed throughout the life of the Lease to prevent conflicts of interest with regard to co-tenants in neighboring space within the same building. A conflict of interest occurs when the Lessor leases space in the same building as the Government to a tenant seeking to either profit from Government customers or employees, or a tenant that interferes with the Government’s mission. Co-tenants considered inappropriate for the intended Government use of the building include, but are not limited to, law firms and retail locations that sell alcohol, tobacco, firearms and explosives products and related paraphernalia. No history of prior heavy industrial use, such as large dry cleaning operations, rail yards, gas stations, industrial facilities, etc., nor immediately adjacent to railroad tracks. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
