- The Government is looking for office space in Eagle Butte, SD. The Government will use the information it receives in response to this advertisement as a basis to develop a request for proposal package, and compete a lease requirement. In making this determination, the Government will consider among other things, the availability of alternate space that can potentially satisfy the Government's requirement, costs to renovate any alternative space to a usable office configuration and government specification, costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime. Potential offered space must be located outside of the 100 and 500 year flood plains. Ideal sources would include the following criteria: Minimum Square Footage 6530 BOMA Usable square feet of office and related space. The government shall consider a maximum Square Footage of 6857 BOMA Usable square feet of office and related space. Delineated area: Primary area, City Limits of Eagle Butte, South Dakota. Secondary area: The immediate surrounding 1 mile of the rural area around Eagle Butte, South Dakota. Space Type: Ideally, Office and related space. Other types of space, such as educational, institutional, retail and prior food service space may be reviewed and considered provided they might be renovated within a reasonable timeframe and at a reasonable cost. Parking spaces - ideally 30 to 60 spaces either located on site or within 2 city blocks of offered space. Full term 10 years Firm Term 5 years
