Description
The General Services Administration (GSA) seeks to lease the following space: State: Texas City: San Antonio Delineated Area: Northern Boundary: From the Intersection of Bandera Road and 1604 Anderson Loop, heading east on 1604 Anderson Loop to the intersection of 1604 Anderson Loop and Interstate Highway 35. Eastern Boundary: From the intersection of 1604 Anderson Loop and Interstate Highway 35, heading south on I-35 to the intersection of I-35 and Interstate Highway 10. Southern Boundary: From the intersection of I-35 and I-10, heading north on I-10 to Culebra Road. Then heading west on Culebra Road to the intersection of Culebra Road and Bandera Road. Western Boundary: From the intersection of Culebra Road and Bandera Road, heading north on Bandera Road to the intersection of Bandera Road and 1604 Anderson Loop. Minimum Sq. Ft. (ABOA): 16,143 Maximum Sq. Ft. (ABOA): 16,143 Space Type: Office Parking Spaces (Total): 40 Parking Spaces (Surface): 40 Fenced and Secured Parking Spaces (Structured): 0 Commercially Available Employee/Visitor Parking Spaces within ¼ mile maximum distance: 60 Full Term: 10 Firm Term: 5 Option Term: 0 Additional Requirements: - A vehicle sally port, large enough for a full size bus, and holding cells shall be constructed at the proposed building and be able to meet all local zoning requirements. Detainees will not be held overnight. - ISC Security Level 2 - 24/7 access - Minimum of approximately 4,000 square feet of ground floor space required. - Space can be split between two floors, but the two floors must be contiguous. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Delete for procurement summary page. CRITERIA THAT ELIMINATES COMMERCIAL SPACE FROM CONSIDERATION FOR NEW OFFICE SPACE: 1. Proposed building is within 200 walking-feet measured from building main entrance to closest property line of residential areas, places of worship, schools, day care, hospitals or medical facilities. 2. Proposed office space is located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: •· Building name and address and location of the available space within the building; and •· Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and •· ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and •· Date of space availability; and •· Building ownership information; and •· Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and •· Energy efficiency and renewable energy features existing within the building; and •· List of building services provided.
