Description
A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State: Milwaukee, WI Delineated Area: Milwaukee Central Business District Minimum Sq, Ft. (ABOA): 8,045 ABOA SF Maximum Sq. Ft. (ABOA): 8,447 ABOA SF Space Type: Office Full term: Ten years Firm Term: Five years The space must be contiguous, on one floor, and have the potentail for an efficient layout. The Government requires a fully serviced lease. All services, janitorial supplies, utilities,partitioning and tenant alterations are desired as part of the full service rent. Subleases will not be considered. The offered space must meet Government requirements for Energy Star, and Fire, Safety, Handicapped Accessibility, and Sustainability set forth in the Solicitation for Offers. Offered space shall not be in the 100 year flood plain. The space currently leased by the using agency can meet the requirements with minimum alterations and will be considered, however the Government is interested in any alternate locations that can fullfill the requirements at a lower rate. Alternate locations will take into account the added costs associated with the physical relocation and added tenant improvements. Only owners or their exclusive listing agent may submit properties for inspection. The Government does not pay any leasing commisions. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address and locatiuon of the available space within the building. 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. 3.ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount if any. 4. Date of space availablity. 5. Building ownership information. 6. Amount of parking available on-site and its cost. 7. Energy efficiency and renewable energy features existing within the building. 8. List of building services provided. B. Projected Dates.
