U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: California City: Los Angeles (Crenshaw) Delineated Area: •· North - Jefferson Blvd.; •· West - La Brea Avenue. •· South - Rodeo Road from S. La Brea Avenue to Martin Luther King (MLK) Blvd., continuing southerly along MLK to Arlington Avenue; •· East - Arlington Avenue; Minimum Sq. Ft. (ABOA): 7,447 Maximum Sq. Ft. (ABOA): 7,819 Space Type: Office/Retail/Flex Parking Spaces (Total): 3 on-site reserved plus Code required spaces Parking Spaces (Surface): Included in total Parking Spaces (Structured): Included in total Parking Spaces (Reserved): 3 reserved/on-site for GOV vehicles Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: •· Offered space must be contiguous on a single floor; if other than ground floor, a minimum of two (2) elevators must be available •· Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placements of columns (columns must be at least 20ft from any interior wall and from each other, and be no more than 2ft square. •· Space to be located within two (2) city blocks from a primary or secondary street. •· Janitorial services to be provided between the hours of 7:00am and 5:00pm. •· Where on-site parking is not available, parking for disabled must be located within the same block. •· Lessor to provide TI Allowance per Request for Lease Proposal.
