East: South along Saw Mill River Parkway to Route 1308 (Kensico Rd), Southeast along Route 1308 to Route 29 (Columbus Ave), South along Route 29 to Route 22, South along Route 22 to Route 119 (Hamilton Rd). Statement of Requirements: The Government requires warehouse and related space yielding a minimum of 45,160 ANSI/BOMA office area (ABOA) square feet to a maximum of 47,418 ANSI/BOMA office area (ABOA). The proposed term of the lease is for a total 15 years, ten (10) years firm term. The desired area of consideration is described in the Delineated Area above. Additional Requirements: -Proposed space shall be contiguous and it must located on the ground floor; -Proposed space must have 24 hour/7 day week access to the facility and its parking; -Adjacency Requirements: The proposed facility shall not be located •· in the immediate vicinity of any facilities identified by the ISC as hazardous materials transportation/storage facilities; •· adjacent or in close proximity of low risk facilities such as day care facilities, schools, hospitals, religious centers or social service centers; -Two (2) 12'W X 14'H roll up doors to allow vehicles to drive into the facility ( If not currently present, the ability to install is necessary); - Thirty five (35) on site secured parking space is required by a fence or other means acceptable to the agency; -The ability to create two separate entrance points; the primary is for general public and the secondary is to serve for employees and delivery vehicles; Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. B. Also, indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. One-eighth inch scale drawing of space offered. •· Amount of parking available on-site and available per local code; any costs associated with parking. •· Date of space available. •· Building ownership information. •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided.
