Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TN City: Memphis Delineated Area: North: Interstate 40, East: Interstate 240, South: Interstate 55, West: Mississippi River Minimum Sq. Ft. (ABOA): 20,330 Maximum Sq. Ft. (ABOA): 23,301 Space Type: Office Parking Spaces (Total): 9 Parking Spaces (Surface): 0 Parking Spaces (Structured): 9 Parking Spaces (Reserved): 0 Full Term: 120 months Firm Term: 60 months Option Term: 60 months Required: · All services, supplies, utilities, and tenant alterations to be provided as part of the rental consideration. · Occupancy: The space is required on or before February 1, 2015. · Term: The lease term will be for 10 years 5 years firm. · Owners/Agents: Any expressions of interest should be directed to Mark McClure, Realty Specialist at (404) 562-34187. Additional Requirements: · Class A facility preferred. · General Location Requirements: o Located within the Central Business District of Memphis, TN. o After hour access required. o Proximity of 1 mile to public transportation. · General Design Requirements: o Space must allow maximum flexibility for furniture placement, i.e. few or no columns or other obstructions and rectangular in shape with no curves or large open areas. o Columns must be at least 25 feet from any interior wall and from each other and no more than 2 ft. square. o Include onsite storage consisting of approximately 330 RSF/USF. · General Parking Requirements: o 9 structured parking spaces within.25 miles of property o Gate controlled parking area. · General Security Requirements: o Visitor access to the space must be controlled by tenant. The U.S. Government currently occupies office and related space in a building under lease in Memphis, TN, that will be expiring. This is a notice of intent for the General Services Administration to solicit space for the Internal Revenue Service in Memphis, TN from Hertz Memphis Two LLC, 22 N. Front St. Memphis, TN 38103, the current Lessor. The Government will negotiate a sole source succeeding lease at the existing location: 22 N Front St, Memphis, TN. This is due to the economic benefits, i.e. relocation/moving of personal property, telecommunication relocation, disruption, and tenant improvement costs which are not expected to be recovered through full and open competition. The government will negotiate with the current Lessor to lease approximately 23,301 rentable square feet of office space for the Internal Revenue Service. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
