Description
GSA Public Buildings Service U.S. GOVERNMENT RLP # 3ID0108 Expressions of Interest Sought The US Government currently occupies office space in a building under lease in Idaho Falls, ID that will be expiring on October 31, 2014: State: Idaho City: Idaho Falls Delineated Area: N: Sunny Side Road; E: St Clair Rd to Country Club Road, then S. 1 st E; S: Baseline Rd (in Shelley ID); W: Interstate 15 Minimum Sq. Ft. (RSF): 27,700 Maximum Sq. Ft. (RSF): 29,160 Space Type: Class A Office, 5,240 RSF plus 2,520 RSF of office storage; 17,700 RSF of warehouse, 2,500 SF of shop space and a 1,200 SF laboratory, plus 6,100 SF of adjacent fenced wareyard Parking Spaces (Surface): Secure parking for 45 government trucks, trailers and specialty vehicles and 38 government-owned passenger vehicles. Parking for 100 employees on-site or nearby. Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 spaces for visitors adjacent to office area Full Term: 10 years Firm Term: 5 years Option Term: 2 - Five (5) year Options Additional Requirements: Offered space must meet Government requirements for: 1. Fire safety 3. Accessibility (ABAAS) 4. Seismic design 5. Sustainability 6. The proposed leased space shall be fully serviced. 7. Offered space shall not be in the 100 year flood plain. The shop and laboratory space must provide adequate water supplies (min 100 psi) and drainage to support an ongoing soil testing operation Expressions of Interest Due: December 24, 2013 - 4:30 PM PDT Offers Due: TBD Occupancy (Estimated): November 1, 2014 The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Expressions of interest must include the following information: •1. Building name and address and location of the available space within the building; •2. Rentable square feet available and expected rental rate per rentable square foot, fully serviced; •3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); •4. Date of space availability; •5. Building ownership information; •6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); •7. Energy efficiency and renewable energy features existing within the building; •8. List of building services provided •9. Your letter must include the RLP # listed above and mailed to the Lease Contracting Specialist below. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
