GSA Public Buildings Service U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space : State: WY City: CHEYENNE Delineated Area: City limits of Cheyenne, WY (north of I80) Minimum Sq. Ft. (ABOA): 39,100.0 Maximum Sq. Ft. (ABOA): 41,055.0 Space Type: Office (32,100 USF ABOA), Warehouse (7,000 USF ABOA) Parking Spaces (Total): 224 Parking Spaces (Surface): 224 as follows: 10 - 10' x 20' Visitor parking spaces 4 - RV parking spaces (14' x 40' - pull through) 179 - 10' x 20' Employee parking spaces 24 - 10' x 20' Secured Gov't Vehicle parking spaces 7 - Accessible spaces (4 in Visitor Parking and 3 in Employee parking or Code whichever is greater) Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 240 Firm Term: 180 Soft Term: 60 Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: •- Safe and immediate access to principal and minor arterial roads. •- Must provide public visibility. •- Consideration should be given to proximity of amenities available and access to public transportation. •- Minimum ceiling height is 9' - maximum 10'. •- Non-operable windows are required. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required except that the Government will pay for all electric and gas utilities directly to the utility companies and therefore will not be a part of this lease.
