Description
Scope of Work: ADDENDA 1. What is the electrical scope of work for this project? The extent of the electric scope is contained in the statement of work. 2. Is this for General Contractors? Yes. 3. Is the project still bidding on December 6, 2013 @ 4:00pm? The bids are due December 6, 2013 at 4:00pm. 4. Can you forward the most recent plan holders list? Plan holder list is not available, except through Department of Labor 5. Finally, is there a cost estimate available? The government cost estimate is $25,000-100,000. 6. Will additional (more detailed) drawings be provided or is the bid to be submitted based upon the pre-bid conference and documentation you have already provided? No additional drawings will be provided 7. Please confirm no building permits (including City of Chicago) are required. If building permits are required, who is responsible for obtaining those permits (including costs)? No permits are required. 8. Documents indicated work to be completed within 15 days of notice to proceed. Are there any work time/day limitations? The performance time of the contract is 45 from Notice to Proceed. The work site will be available Monday through Friday between the hours of 7:30 am and 4:30 pm. Work can commence no earlier than 8:00 am, and complete no later than 4:00 pm daily. 9. Will there be notice of intent to award prior to notice to proceed? The lowest responsive bidder will be sent a written Intent to Award letter prior to Notice to Proceed. 10. Please confirm when the FAR 52.204-10 First- Tier Subcontractor information form needs be submitted? The form should be completed and submitted along with your submitted bid. 11. When does Winter break start for your students? Winter break starts Thursday, December 19, 2013 through Monday, January 6, 2014. 12. Any staging restrictions? Staging and contractor parking area will be established at the pre-construction meeting. 13. Any shop drawings available? No. Nor are the original as-built drawings. 14. Any specific hardware choice, door and hardware choices? Match existing hardware and door specifications as identified in the SOW. 15. Any keying requirement? Refer to SOW. 16. Are we providing campus maps? A site plan of the campus can be made available, if necessary. 17. Did the architect provide any other additional drawings? See attached architectural concept drawing 18. Is there a preference for HVAC? Not applicable. 19. Does it require us to match the adjacent block finish? No block visible in the dorm lobby area will be disturbed during this work. Within the mechanical room where existing walls have been removed, any holes will need to be patched with salvaged partial block. 20. The handrails on the west dorm (part three of the scope) were already in placed and they looked very well installed. Was there another location for rails? XXXXXXX 21. How many feet will the expansion be? Approx. 10 square feet, per SOW. 22. Will water fountains be relocated on the exterior wall of the laundry room? Yes. 1. After review of the mechanical room spaces, they are extremely packed with mechanical equipment and piping. Will you accept the new double doors to open outward vs. inward as the current existing single door is installed? If opening inward, unsure at this point if there is enough floor space to re-layout the mechanical equipment with proper code clearances for service and maintainability dimensions and if there is, a majority of the other existing systems would have to be significantly re-worked which would increase costs unnecessarily for the project. Yes, doors should open outward. 2. Please provide information on the color & manufacturer of decorative masonry block in lobby of North and South Dorms. That information is not available. It is anticipated that existing decorative masonry block in the lobby will not be disturbed by this work. 3. Do you have any attic or extra stock of decorative masonry block from when the building was built to be used for infilling new walls? No. 4. EWC Electrical - a. Has anybody done an electrical study / review of electrical conduits / circuits in laundry rooms to re-connect EWC as proposed in Scope Item 1 & 3 in Part Two? Contractor to verify existing electrical circuits in the laundry room. b. Does the EWC need to be on a dedicated circuit(s)? No. c. If existing conduit(s) do not have enough space to pull additional circuits through the conduits to the desired EWC relocation on laundry room wall, will you accept surface mounted conduits in lobby to bring new circuits over from electrical room to the new locations? With the vaulted lobby, unsure if there is a way to route without surface mounting. It is not anticipated that any surface mounted conduit will be necessary. If necessary, then surface mounted conduits shall be contained within the laundry room and not exposed in the public lobby space. 5. In pre-bid meeting today, you indicated that if the work could not be completed by the time the students return from winter's break, construction partitions to be utilized to have separation from occupied and construction spaces. a. If hot water tanks are not re-installed and operational by 1/6/13 (estimated date students return from winter break), then please note that hot water may not be available for students' use until construction is completed. Please concur this is the intent of your comments. b. If not, please advise on when this portion of the work needs to be completed. c. In addition, you stated in the meeting that some students may continue to live in the dorms during winter break due to having jobs. Please be aware that no hot water will be available during the work to relocate / re-layout the hot water tanks. Please confirm that no temporary requirements are needed by contractor for this project. d. Will the students living on campus during the winter break have access to the North & South dorms and if this is the scenario, will temporary construction barriers need to be utilized or will there be phasing between dorms, or will those students be temporarily relocated to West dorm to allow North & South dorms to be worked on simultaneously? Please advise. The work of this project will not involve shutting down, relocating, or otherwise impacting the hot water heaters in the dorm. The work of this project will be outside of student living spaces, and should have minimal or no impact on student activity. It is anticipated that contractor will provide temporary plywood barriers to close off mechanical room from the lobby until doors are installed and secured. 6. Part Four - Expansion Joints - a. Scope indicated floor and wall expansion joints to be provided. Upon review of site conditions, only floor joints are currently existing. Although wall joints are implied in the original construction, however, upon review of those locations, they do not match the same plane as the floor joint. Typically, joints which are not in the same plane are required to have special joints and/or structural engineer to design an expansion joint to ensure no structural bond beams or other structural integrity members are not compromised. Please advise on how to proceed. Contractor shall provide floor and wall expansion joint covers. 7. Part Three - Stair Handrail - Upon walkthrough today, the handrail has already been re-installed by your maintenance crews. Please confirm there is no scope associated with Part Three as part of this project. 8. Part Five - Fencing - a. There are a series of bollards around the mechanical equipment pad outside of Vocational Trades Building. Please confirm the bollards to remain and fencing to be installed outside or inside of bollard perimeter? Fencing to be installed outside of existing bollards. b. Assume gate to be along north side of fence, closest to parking lot. Please confirm. Contractor to install gate at mutually agreed location. c. Should fence go around nearby tree to keep from someone climbing tree to get over fence? Not to say someone could not just climb the fence. Please confirm and give approximate dimensions and clearances between equipment and fencing location. All bidders need to be bidding on the same quantity of fencing to be equal competitors in pricing scope of work.
