Description
U.S. GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN: St. Paul, Minnesota General Services Administration (GSA), on behalf of its client, the Department of Health & Human Services (HHS) seeks to lease the following space: State: Minnesota City: St. Paul Delineated Area: Central Business District of St. Paul, MN Minimum Sq. Ft. (ABOA): 2709 usf Maximum Sq. Ft. (ABOA): 2979 usf Space Type: Office Parking Spaces (Total): Two (2) reserved or structured spaces Full Term: Ten (10) years Firm Term: Five (5) years Option Term: N/A Offered space must meet Government requirements for fire safety, handicap accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. Offered space shall not be located in a 100 year flood plain, unless it is determined to be the only practical alternative. This client cannot be on the ground floor or the top floor of any building being considered. Notwithstanding the minimum and maximum ABOA requirements indicated above, space shall not exceed 3,426 rentable square feet (RSF) based on 1.15 caf. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the U.S. General Services Administration (GSA) authorized officers and employees. Expressions of Interest Due: 9/5/2013 Market Survey: TBD Occupancy (Estimated): 10/1/2014 Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1) building name/address/name of building owner; 2) location of space in the building and date it will be available; 3) one-eighth inch scale drawing of space offered (electronic, Auto-CAD); 4) ANSI/BOMA defined office area (ABOA); 5) rentable square feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included as part of the rental rate; 6) name, address, telephone number and email address of authorized contact; 7) in cases where expressions of interest are submitted by brokers/agents, evidence of written authorization to represent the building’s ownership; 8) in cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
